Guide to Buying a Home

Buying a home is exciting, and being prepared can make the process much smoother. Use this checklist to stay organized from start to finish.

 

Before You Start Looking

  •   Check your credit score and review your credit report.
  •   Create a monthly budget to determine what you can comfortably afford.
  •   Save for your down payment and closing costs.   
  • Build an emergency savings fund.
  •   Gather important financial documents:
  •   Recent pay stubs
  •   W-2s or tax returns
  •   Bank statements
  •   Identification
  •   Employment information

Get Ready to Buy

  •   Meet with a lender.
  •   Get pre-approved for a mortgage.
  •   Determine your price range.
  •   Decide on your must-have features versus your nice-to-have features.

Start Your Home Search

  •   Choose a trusted real estate agent.
  •   Tour homes.
  •   Research neighborhoods, schools, commute times, and nearby amenities.
  • Compare homes based on your priorities.

Making an Offer

  •   Submit an offer.
  •   Negotiate terms if needed.
  •   Sign the purchase agreement.
  •   Deposit earnest money.

During the Contract Period

  •   Schedule a home inspection.
  •   Review the inspection report.
  •   Negotiate repairs or credits if necessary.
  •   Order a property survey (if recommended or required).
  • Complete the appraisal.
  •   Secure homeowners insurance.
  •   Complete any lender-requested paperwork promptly.

Before Closing

  •   Review your Closing Disclosure.
  •   Schedule your final walk-through.
  •   Arrange utilities.
  •   Prepare certified funds or complete your wire transfer as instructed.
  •   Confirm your closing date and time.

Closing Day

  •   Bring a government-issued photo ID & money if needed
  •   Sign your closing documents.
  •   Receive your keys.
  •   Celebrate your new home!
