Buying a home is one of the biggest financial decisions you’ll ever make. Unfortunately, there are a lot of mortgage myths that can keep people from taking the first step toward homeownership.

Let’s separate fact from fiction.

 

Myth #1: You Need a 20% Down Payment

 

Fact: Many loan programs allow qualified buyers to purchase a home with much less than 20% down. The amount you’ll need depends on the loan program and your financial situation.

 

Myth #2: You Must Have Perfect Credit

 

Fact: While a higher credit score can help you qualify for better loan terms, many lenders offer mortgage options for buyers with less-than-perfect credit. Speaking with a lender is the best way to understand your options.

 

Myth #3: Getting Pre-Approved Means You’re Guaranteed a Loan

 

Fact: A pre-approval is an important first step, but final loan approval depends on factors such as your income, assets, credit, employment, and the property’s appraisal. Avoid making major financial changes before closing.

 

Myth #4: Your Mortgage Payment Is Just the Loan Payment
